The new Airbnb regulations in Nice
Since January 2025, Nice has implemented strict quotas for furnished tourist accommodations. This regulation aims to limit the conversion of housing into tourist accommodations.
The 3 key measures
1) Quotas per district
Each district in Nice now has a maximum number of authorized tourist rentals. Once the quota is reached, no new authorizations are issued.
2) 90-day limit for primary residences
If you rent your primary residence, you cannot exceed 90 days of rental per year.
3) Time-limited authorizations
Change of use authorizations are now granted for a maximum period of 3 years, renewable.
